Ontario Renters Coalition · Public beta

Understand your building’s AGI.

Enter the capital expenses and your building’s monthly rent roll to estimate the above-guideline increase. See the calculation, then test what happens when the inputs change.

Public beta. Free to use through December 31, 2026. Check your inputs and results before relying on an estimate. Read the Terms of Use for the calculator’s limits and privacy information.

Start here: how to use the calculator

  1. Gather the L5 records and calculate the monthly rent roll for the same building group covered by the costs.
  2. Enter the applicable annual mortgage rate, each item’s cost after deductions and its useful life. Add the guideline and N1 capital AGI if available. The full guide explains how to check these inputs.
  3. Read and agree to the Terms of Use, then select Calculate AGI. Loading the example fills the inputs only; it does not calculate.

Prepare for negotiations. Understanding the numbers can help your tenant association compare scenarios, see how questioned costs affect the estimated AGI, and identify issues to discuss with the landlord or your adviser. The calculator supports your analysis; it does not determine which costs must be removed or guarantee a reduction.

Beta estimate for capital expenses across one building group. Independently check both your inputs and the result against the source records and applicable calculation requirements; this tool does not decide expense eligibility or individual tenant adjustments. Its accuracy has not been confirmed by the LTB.

1 Building inputs

Use your calculated rent roll for the group covered by these costs.
Use the posted five-year conventional mortgage rate for the last Wednesday of the month before the application filing month. Do not use today’s rate or the landlord’s borrowing rate. Enter 6.84 for 6.84%. Look up V80691335; see the user guide for details.
For the year the first rent increase takes effect. Needed for the first-year total.
Enter only the above-guideline portion, excluding the guideline. If blank, the estimate uses the 3% annual capital-AGI limit.

2 Capital expenses

Add each capital item’s cost after deductions and its useful life. Enter items with different useful lives separately; do not combine all costs using one assumed life. Useful life must be at least 10 years. All items here apply to the same building group.

The terms open in a new tab. Tick the box to enable Calculate AGI.

The example uses invented figures for practice. It does not represent a real building or LTB case.
